Don’t let inexperience and the absence of viewing the building as a whole unit fail to protect you during the buying process. Protect every step of your purchase transaction with tried and true building expertise.
Band-aid fixes are often applied to a hotel prior to selling to make the building more appealing. Catching these masked issues early on can prevent a catastrophic mold and moisture problem in your hotel.
The Super Bowl was right around the corner, and much was at stake for this hotel. It was undergoing a room rehab with a hard deadline when an unforeseen mold and moisture problem brought work to a screeching halt..
When it comes to building performance, too much of a good thing can become a bad thing. Humidification to provide medical patient comfort is a good thing. Frost and ice damage due to that same humidification is not so good.
There’s an assumption in the hotel industry that plaster walls are not susceptible to mold growth--but don’t let your guard down. Experts at Liberty Building Forensics Group (LBFG) helped guide a hotel renovation team that encountered an unsuspecting mold problem in the hotel’s plaster walls that could have cost millions of dollars in remediation and lost room revenue.
While it’s accurate that truth can certainly be stranger than fiction, it is equally strange that so many in the design and construction industry perceive myths as truth, especially after they have been disproved as false time and time again.
Before too long, they were faced with a property management company’s worst nightmare: the entire complex had to undergo a $50M+ reconstruction after significant water intrusion was found to have deteriorated the building structure and after moisture and humidity from the HVAC/plumbing systems had resulted in large-scale hidden damage that included mold.
As the building and construction industry continues to come out of the hibernation that has been the norm since 2009, it unfortunately appears that it’s déjà vu all over again when it comes to water-related building failures. As new buildings are being constructed, the same design and construction deficiencies of the past are being repeated, leading to (often catastrophic) mold and moisture problems.
This 2,000+ guest room deluxe resort was originally constructed using modular construction. Liberty Building Forensics Group staff conducted the investigation, diagnosis, design and coordination, of the repair of condensation and humidity related mold problems.
During construction of a university classroom building the windows repeatedly failed field water testing by the window subcontractor. These failures appeared to indicate a performance deficiency or problems with the fabrication of the windows, when, in fact, the problems were related to issues associated with the window installation.
A two-story custom home in the Southeast constructed around 2013 with custom steel-framed windows was experiencing excessive condensation and frost formation on the interior of the window frames; however, not all of the steel-framed windows experienced the problem.
Nevertheless, the accident raises questions regarding the adequacy of the current building code and warrants review of the code by industry representatives and building officials as well as consideration by facility owners of potential obligations to modify or replace similar window systems to reduce the possibility of such accidents.
